All account related questions should be directed to our management company, Legacy HOA Services.

When are HOA dues due?

Williamson Farms HOA dues are assessed twice per year, in January and June. Paper statements are mailed approximately 30 days before each due date and will include your balance owed.

How much are my HOA dues?

Dues vary based on your home’s tier:
• Villa
• Estate
• Manor
• Reserve
Your exact amount due will be listed on your mailed statement.
If you are unsure which tier your home falls under, please contact the management company for clarification.

How do I pay my HOA dues?

There are three payment options:
1. Mail a Check

2. Pay Online Through the Website (Rentpayment.com)
From the wfokc.com homepage, click the “Pay Dues” button and login through RentPayment
• Pay by credit/debit card (processing fees apply)
• Pay directly from your bank account (processing fees apply)
• Set up autopay


3. Pay Through the FrontSteps Resident Portal
Log in to your FrontSteps Resident Portal at the top of the screen and click “Review & Make a Payment.”
• Pay by credit/debit card (processing fees apply)
• Pay from your bank account (NO PROCESSING FEES)
• Set up autopay

How do I see my balance? The website shows a $0 balance!

Our online payment platforms do not currently display your balance owed. You must enter the amount you wish to pay.
To find your balance:
• Refer to your mailed paper statement
• Or email our management company, Legacy HOA Services at: [email protected]

Can I set up Autopay?

Yes. Autopay can be set up through either:
• The Rentpayment payment link on wfokc.com
• The FrontSteps resident portal
Tip: Divide your annual dues by 12 and set up an autopay for that amount monthly rather than paying a larger amount twice a year.

Gates & Security
How do I open the gates?

Residents and guests may access the gates in one of three ways:

1. Gate Remote
Use your gate remote to open the gate as you approach. The remote works by communicating with antennas mounted on the keypad pedestal, so it is often most effective to press the button before pulling directly up to the gate.

    2. Personal Access Code
    Enter # + your 4-digit gate code on the keypad. Access codes are managed by Peripheral Systems.

    3. Visitor Call Directory
    Visitors can search for your name in the directory and place a call directly to the phone number associated with your property. If answered, the resident can open the gate during the call by pressing 9 on their phone.

    How do I setup or change my gate access information ?

    Peripheral Systems manages all resident gate access information, including:

    • Gate access codes
    • Directory listings
    • Phone numbers associated with the call box

    How do I purchase a gate remote?

    Gate remotes are issued through Peripheral Systems. They can provide pricing and instructions for pickup or delivery.

    My remote or access code isn’t working. What should I do?

    Please contact Peripheral Systems directly for troubleshooting. They can verify your account and reset or reprogram your access if needed.

    Something is wrong with the gates. Who do I notify?

    If you notice a malfunctioning gate, damage, or safety concern, please notify the HOA immediately using the contact form. Providing details such as the gate location and time observed helps us respond more quickly.

    I saw suspicious activity or would like to request camera footage. What should I do?

    If the situation is urgent, contact local law enforcement first.

    Then notify the HOA using the contact form and include:

    • Date
    • Time
    • Location
    • Description of the incident

    Please note that camera footage may not always be available and requests may be subject to law enforcement involvement.

    HOA Meetings & Staying Informed
    When are HOA meetings held?

    HOA meetings are held on the 2nd Wednesday of every month at 6:00 PM at the clubhouse.
    All residents are welcome to attend, and respectful discussion is encouraged.

    How can I stay informed about neighborhood updates?

    Residents are encouraged to register for the FrontSteps Resident Portal.
    Through FrontSteps, you can:
    • Receive bulletin notifications
    • View meeting minutes
    • Access treasurer’s reports
    • Stay informed about important HOA updates
    FrontSteps is the official communication platform of the HOA.

    Is there a neighborhood Facebook group?

    Williamson Farms residents have a Facebook group where neighbors may communicate and share information. www.facebook.com/groups/WFResidentsOnly
    Please note:
    • The Facebook group is not an official HOA communication channel.
    • It is not controlled or moderated by the HOA Board.
    • Official announcements and records are shared through FrontSteps and the HOA website.

    Complaints & Reporting Concerns
    How do I submit a complaint or report a concern?

    To report a non-urgent HOA concern, please use the contact form on the HOA website.
    Include as much detail as possible:
    • Property address (if applicable)
    • Description of the issue
    • Date and time observed
    • Photos (if available)
    The Board will review and respond as appropriate.

    What if the issue is urgent or involves illegal activity?

    🚨 If the situation is urgent or involves illegal activity, call 911 immediately.
    The HOA Board is made up of volunteer residents and does not have law enforcement authority.
    For criminal activity, suspicious behavior, threats, or emergencies, always contact the police first.
    After contacting law enforcement, you may notify the HOA through the website contact form if the issue impacts community property.

    Architectural Requests
    When do I need to submit an architectural request?

    An Architectural Review request is required before making exterior changes to your property.
    This may include (but is not limited to):
    • Fences
    • Sheds
    • Pools
    • Roof replacements
    • Exterior paint changes
    • Additions or structural changes
    If you are unsure whether approval is required, it is always best to submit a request before beginning work.

    How do I submit an architectural request?

    1. Download and complete the Architectural Review Form
    2. Email the completed form and any required supporting documents to: [email protected]

    Clubhouse Rental
    Who can rent the clubhouse?

    The clubhouse is available to Williamson Farms homeowners who are current on HOA dues.
    • Only homeowners may reserve
    • The homeowner must be present during the event

    How do I reserve the clubhouse?

    To request a reservation form, email: [email protected]
    • Reservations must be requested at least 10 days in advance

    Pool Information
    Who can use the neighborhood pools?

    The pools are available to homeowners whose HOA accounts are in good standing.
    Renters may use the pool if:
    • The homeowner’s account is current
    • The homeowner or management company signs the Pool Keycard Agreement

    How do I get a pool keycard?

    To get a pool keycard, please email [email protected] and list your name/property owner and address.

    How much does a pool keycard cost?

    • $10 one-time fee per keycard
    • Limit of 2 keycards per household
    • Lost keycard replacement fee: $25

    Keycards are non-transferable until a new agreement is signed by the new homeowner.

    How many guests can I bring to the pool?

    Each household may bring up to 6 guests.
    • Guests must be accompanied by the resident.
    • Homeowners are responsible for the behavior of their guests.

    Are there important rules I should know?

    Key highlights include:
    • Children under 12 must be supervised by an adult (18+)
    • No glass containers in the gated pool area
    • No smoking or vaping
    • No running or rough play
    • Do not prop open the pool gate
    • Alcohol consumption allowed only for those 21+, and age verification may be required
